  • Stage 3 – Pre‑construction & approvals Once appointed, we finalise RAMS, traffic management plans, permits and technical submissions. We coordinate with your highways, planning, comms and estates teams to lock in phasing, access and communications before work starts.
  • Stage 4 – On‑site delivery & stakeholder management Our site teams deliver the works in accordance with agreed phasing, keeping routes open where required, managing noise and dust, and communicating clearly with residents, businesses and site neighbours. Regular progress updates, site walks and formal meetings keep everyone aligned.
  • Stage 5 – Inspection, handover & aftercare We complete snagging, inspections and any third‑party approvals, then provide as‑built drawings, test records, warranties and O&M information. We remain available to support post‑completion reviews, minor adjustments and early‑life maintenance as needed.

Which areas do you cover for public realm and open space projects?

We are based in the Midlands and typically deliver projects across the wider Midlands region and neighbouring areas. For larger or longer‑term schemes we are happy to discuss working slightly further afield. If you share the project location and anticipated value, we can quickly confirm whether it is a good fit.

What stage do you prefer to get involved?

We can support from RIBA Stage 3 onwards. Many clients ask us to review designs at Stage 3/4 to comment on buildability, phasing, utilities and traffic management before details are fixed. We are equally comfortable joining at Stage 5 with a completed design and focusing purely on safe, efficient delivery.

Can you work under NEC, JCT or local framework contracts?

Yes. We routinely work under NEC and JCT forms and are familiar with the reporting, early warning and compensation event requirements. We are also experienced in delivering projects via local frameworks and term contracts and can adapt our reporting and commercial processes to suit.

How do you manage safety in busy town centre or estate environments?

Safety is led from the planning stage. We prepare detailed RAMS, traffic management drawings and phasing plans, then coordinate with your highways, comms and estates teams. On site we use clear segregation, signage and banksmen, keep routes open where required, and monitor works daily to ensure controls remain effective as conditions change.

Can you accommodate night works or restricted working windows?

Yes. Many public realm schemes require night, weekend or restricted‑hour working to protect businesses, public transport and residents. We factor this into methodology, programme and pricing from the outset, and work with you and relevant authorities to agree acceptable working windows.

What information do you need to provide a proposal?

Drawings (latest revision), specification, any existing surveys, planning/technical approval conditions, constraints (access, working hours, noise limits), target dates and your preferred form of contract. How do you handle utilities and unforeseen ground conditions?

We review available utility records and ground information at tender stage and highlight risks in our submission. During delivery we coordinate any required trial holes, CAT & Genny scans and service diversions with your team and utility providers. Where unforeseen issues arise, we document them clearly, propose solutions and agree any programme or cost implications before proceeding.

Are you able to act as principal contractor under CDM?

Yes. We are experienced acting as principal contractor on public realm, highways and open space schemes. We can develop and manage the Construction Phase Plan, coordinate subcontractors and ensure health, safety and welfare duties are fulfilled throughout the works.
